The Brief
The estate required a managing agent able to:
Take over from a developer-led handover model and establish robust long-term governance
Introduce transparent estate charge budgeting and financial planning
Manage sensitive woodland and coastal assets responsibly
Ensure compliance with planning obligations and estate covenants
Provide confidence to directors, residents, and future stakeholders
Following our appointment, Modbury Estates was subsequently engaged by Acorn Property Group to provide both estate and block management services for The Courtyard, a development within the wider estate. This instruction followed strong performance and positive feedback during the initial estate management phase.

Key Intervention: Woodland & Environmental Asset Management
A defining feature of the estate is its extensive woodland and natural environment.
Prior to Modbury Estates’ appointment, there was no structured woodland management strategy in place. Working closely with specialist grounds maintenance contractors and the estate directors, we developed and implemented a five-year rolling woodland management plan, including:
Segmentation of woodland areas for phased restoration
Clearance and reinstatement of pathways to improve accessibility and safety
Removal of invasive species and controlled natural regeneration
Replanting of native tree species to support biodiversity and long-term resilience
